
ArmInfo. Foreign nationals conducted 2,313 real estate purchase and sale transactions in Armenia during the first half of 2026, marking a 37% increase compared to the same period last year.
According to data released by the State Committee of Real Estate Cadastre of the Republic of Armenia, these transactions accounted for 6.9% of the total volume of real estate deals recorded during the reporting period, remaining nearly steady compared to the 6.8% share held a year ago.
Specifically, foreigners concluded 1,059 real estate purchase transactions during the reporting period (with an annual increase of 37%) and 1,193 real estate sales transactions (with an annual increase of 19.3%), while in another 61 transactions, foreigners acted as both buyer and seller (with an annual increase of 29.8%). As a result, in the first half of this year, foreigners purchased 1,120 real estate properties (with an acceleration in annual growth from 24.2% to 36.6%), and sold 1,254 (with the annual dynamics changing from an 8.6% decline to a 19.8% increase). The lion's share of real estate purchased by foreigners is apartments - 58%, followed by garages - 13.8%, land - 13% (agricultural use - only 0.1%), private homes - 11.3%, public buildings - 3.6%, and the lowest percentage is accounted for by the purchase of industrial buildings - 0.3%.
n sales, the main share is also accounted for by apartments - 39.2%, but then, closely followed, by land - 29.2% (with agricultural use - almost 10%) and private homes - 26.7%. A small share is accounted for by the sale of garages - 2.9%, public buildings - 1.7%, and industrial buildings - 0.3%. In foreign real estate purchases, the largest annual growth was recorded for apartments and garages (49.8-32.8%), followed by slightly smaller increases for land and private homes (27.2-16.5%). In sales, growth was only observed for apartments and private homes (39.9-36.2%).
Notably, sales of agricultural land by foreign owners recorded a pronounced annual decline of 26.7% year- on-year, with a sharper contraction of 47.2% during the first half of 2026 alone. This downward trend in agricultural land disposals follows a similar pattern observed a year earlier, when decreases of 11.8% year- on-year and 18.7% for the first half of 2025 were recorded.
Citizens of the Russian Federation, the United States, Iran, several European countries, and the CIS are the most active buyers and sellers of real estate in Armenia. Moreover, the purchase of real estate by Russian citizens increased year-on-year by 40% (with sales growing by 19.7%), by US citizens by 45.7% (with sales growing by 48.6%), by citizens of a number of European countries by 42.3% (with sales growing by 38.3%), and by citizens of Iran and the CIS countries by almost the same 17.2-17.8% (with sales declining by 22.7-13.1%).
